What “per square foot” means here
In this preliminary model, square footage means the home’s conditioned floor area entered into the calculator. It is not a claim that a 2,000-square-foot house has only 2,000 square feet of wall surface. The floor-area input makes early comparisons simple. An on-site estimate still confirms the rooms, surfaces, heights, details, and actual scope.

The $6.00 all-surfaces package is a package rate. Do not add $3.00, $1.50, and $3.00 again. For selected surfaces, combine only the applicable individual rates.
Optional allowances
- Dark-to-light primer: add $1.00 per applicable square foot.
- Cashmere walls: add $0.10 per wall-pricing square foot.
- Duration walls: add $0.20 per wall-pricing square foot.
- Emerald walls: add $0.30 per wall-pricing square foot.
- Crown molding: use $0.75 per applicable square foot as a simplified ballpark allowance.
Select only one wall-paint line. Do not apply a wall upgrade when walls are excluded. Primer and crown allowances may cover all or only part of the pricing area, depending on the stated assumptions.
The formula
Base painting cost + applicable primer + one wall-paint upgrade + applicable crown allowance = preliminary ballpark.
For example, all surfaces in a 2,000-square-foot villa begin at 2,000 × $6.00, or $12,000. Cashmere adds 2,000 × $0.10, or $200. If crown applies to 700 square feet, it adds 700 × $0.75, or $525. The preliminary total is $12,725.

Why a final estimate may differ
Final pricing may change based on surface condition, drywall repairs, stains, ceiling height, access, furniture, occupied-home protection, number of colors, additional coats, specialty finishes, detailed trim, extensive molding, actual measured scope, and on-site inspection. Building rules, gated access, elevators, seasonal occupancy, and island logistics may also shape the work plan.
The guide does not invent fixed surcharges for those conditions. They need to be observed and discussed. Two homes with the same conditioned floor area can have very different wall heights, architecture, repairs, furnishings, and protection needs.
